Estate description

Location

The real estate is located on the land of a former military complex, located at Kresowa Street, on the outskirts of the town, at the exit in the direction of Krosno Odrzańskie, at a distance of approximately 5 km from the centre.

There is good access to the real estate from the Kresowa Street through plot no. 221/67, which along with plot no. 221/52 is sold for sub-participation. Plot no. 221/67 is hardened mostly with granite sett and partially concrete. Plot 221/52 is a narrow ground strip, which is undeveloped and non-hardened.

In the vicinity of the real estate there are former military areas with practical functions (warehouses, garages, workshops) and forests and further areas transferred in permanent management for the Detention in Custody in Lubsk.

Description

Plots 221/46, 87/8, 87/10, 87/11, 87/12 and 87/13 are adjacent to one another , creating a flat area irregularly shaped with the total area of 2.6764 ha. Through the land of the real estate run roads partially hardened with bituminous pavement.

Plot no. 221/46 has a shape similar to a triangle. It is grown with grassy vegetation and single trees. On the plot there is building no. 70 – POZ with the useful area of 86 m 2 , cubature of 583 m 3 , in poor technical condition. In the southern part of plot 221/46 there is a fencing made from concrete elements.

Plot no. 87/8 constitutes a fragment of an internal road. It has a regular shape, similar to that of a trapezoid.

Plot no. 87/10 has an irregular shape. It is build-up with a boiler room building no. 60 with the useful area of 99 m2 , cubature of 322 m2, in poor technical condition. On the southern side of the boiler room there is a place for firewood. The remaining part of the plot is grown with trees and bushes.

Plot no. 87/11 has a longitudinal shape, similar to a rectangle. It is build-up with an active transformer station building with the useful area of 25 m2 , in an average technical condition. The power devices are not the property of the Military Property Agency and are not subject to sales

Plot no. 87/12 is an internal road. It has a regular shape, similar to a longitudinal rectangle.

Plot no. 87/13 has an irregular shape. The plot is undeveloped, unfenced, entirely grown with trees and bushes. On the plot is located a fragment of a fencing from nets and barbed wire on reinforced concrete poles and a gate with steel frames and bricked poles. These facilities are in a poor technical condition

The real estate is not connected to a technical infrastructure network. It is located on the land of a former barrack complex, which was equipped with water supply and sewerage and electrical power networks. Due to the shutdown of ex-military water pumps and sewage treatment plants, the water supply and sewage system has been disconnected. Due to the technical condition of the electrical network and the system of power supply of particular real estates, the existing electrical network has been disconnected. New connections to water supply, sewage and power supply should be created under the conditions specified by the utility providers.

Offer details

Concerning  the area on which the real estate is located there is no valid spatial development plan.

In the Study of the conditions and directions of spatial development of the Gmina Gubin (Resolution of the Communal Council Gubin No. IV/14/2003 of 2003.02.05) the real estate is located within the forest and wooded area. Currently the Gmina of Gubin has not started to prepare the local spatial development plan for the concerned area.

In the Study there are no records on a ban on buildings. For the concerned area the Decisions on building conditions are being issued.
