Estate description

Location

The property is located in the central zone of the city. In the vicinity of the real estate, there are service buildings: large format retailing areas, areas of education of education, sports, recreation and craft services, as well as residential multi-family buildings. Directly at the real estate there is a passenger station located of bus public transport, and slightly further - a railway station.

The real estate has a direct access to a public road – ul. Wojska Polskiego.

Description

The real estate consists of two neighboring plots: reg. no. 15/3 with area of 0.0496 ha and reg. no.  22/1 with area of 0.2024 ha. The real estate is fully equipped with technical infrastructure networks. Shape of the plots is regular with a flat surface.

Plot no. 22/1 is developed with an office and staff building no. 1 with usable area of 812 m2 , cubature of 5317 m3  three-storey, partially with a basement, in good technical condition. In basement of the building thermal unit is located, supplied from city network. In the building there is an alarm signal installed, controlled by CA 64E central alert unit.

Plot no. 15/3 is developed with building no. 2 – four car garage with usable area of 63 m2 , cubature of 267 m3 , one-storey, in average technical condition.

The area around the office building is developed with greenery (lawn, decorative shrubs, single trees). At the front of this building there is a sidewalk from concrete boards.

In front of the garage building a driveway with concrete pavement is located.

In addition, within the real estate there are permanent  fencing with total length of 212 rm, including:

-fencing made of framed commercial netting, placed on concrete poles and foundation, located on the front and northern side; fencing does not match the boundary of the plots;

-fencing made of prefabricated concrete elements with a barbed wire at the top, located from the back and south, fencing does not match the boundary of the plot.

Apart from the fencing on the southern side a concrete yard is located and on the western side there is a land strip overgrown with non-arranged vegetation and partially hardened (road with concrete pavement).

In the rear part of plot no. 22/1 there is a lighting lamp on a concrete mast.

According to the Local Spatial Development Plan (Resolution No. XXXI/428/2009 of the Town Council of Ostrów Wlkp. of 29 January 2009) plots no. 15/3 and 22/1 are located within the boundaries of a closed area.

Adjacent areas are intended for the service areas.

In the study of the conditions and directions of spatial development of plots no. 15/3 and 22/1 they are intended for the service development.

In accordance with Decision no. 393/MON of the Minister of National Defense of 30.09.2014. (Journal of Laws MON item 321 of 03.10.2014) on determination of the closed areas, the concerned plots do not constitute the closed areas, and have not been included in the Appendix of the above mentioned Decision.
