Estate description


The property is built-up with a part of former military railway siding, located within Partynice housing estate in the southern part of the city of Wrocław in a distance of approx. 3 km from the Bielański Junction and A-4 highway. Detached residential housing, allotment gardens and areas of former military unit located at ul. Zwycięska are adjacent to the property. The property in its northern part adjoins the railway track Wrocław - Jedlina Zdrój.


Plots are in the shape of elongated polygons, marked in the land register as Tk - railway areas [tereny kolejowe]. A railway siding built in 1962, which is out of order for several years, crosses the area of allotment gardens. The access track is a classic track of the surface made of S49 and S42 rails with wooden and reinforced sleepers on broken-stone subcrust. The total length of the access track is 336.10 rm.
The property of a total area of 0,5508 ha consists of plots marked with a geodetic number:
- 15/3, AM-8, precinct 0021 - Partynice with an area of 0.0598 ha, 
- 15/4, AM-8, precinct 0021 - Partynice with an area of 0,0660 ha,
- 16/3, AM-8, precinct 0021 - Partynice with an area of 0,1932 ha,
- 16/4, AM-8, precinct 0021 - Partynice with an area of 0,0455 ha,
- 17/3, AM-8, precinct 0021 - Partynice with an area of 0,0112 ha,
- 19/3, AM-8, precinct 0021 - Partynice with an area of 0,1740 ha.

Remains of the railway siding in the southern part is located on military grounds that are not subject to sales and on the area of the parcel no. 2/8 covered by a separate sales procedure. Parcels no. 16/3 and 16/4 are separated with the area of the property, which is in perpetual usufruct of Polskie Koleje Państwowe S.A. and do not constitute subject of sales. The final part of the track is located on the parcel no. 15/4 and is connected with the railway Wrocław – Jedlina Zdrój. On the parcel 17/3 there is a closed railway crossing.

The property includes low voltage lightning network together with a lightning bypass. Furthermore, the parcel no. 17/3 contains drainage and sewerage network that are not included in the evidence of the Military Property Agency.

According to the local zoning plan for the area in the vicinity of Zwycięska, Ołtaszyńska i Agrestowa streets in Wrocław, adopted by the resolution of the City Council of Wrocław no. XXXVI/827/12 of 28 December 2012 (Official Journal of the Lower Silesian Voivodeship of 2013, item 2600), parcels no. 15/3, 15/4, 16/3, 16/4, 17/3, 19/3 are located in the area marked on the plan with a symbol – 10ZP – park greenery area. Within the area of inner section (A) only the following functions are allowed: tramway, park greenery, road infrastructure.
